About the Guy Behind the Toolkit

I’m a salesman, not a guru.

I’m Boston John Matukas.

I’ve been selling since 1983. Started in Boston, ended up in Los Angeles, and spent the last four decades doing the same thing over and over: meeting people, earning their trust, and then earning it again.

Today I sell real estate with eXp Realty of Greater Los Angeles, specializing in probate and trust properties. But the tools on this site aren’t only for real estate. They’re for anybody who sells for a living and is tired of working harder than they need to.

This site is simple by design. Top half is the two Dubb tools I use every day. Bottom half is the bonus tools for agents like me. No courses, no masterminds, no $997 program. Just the tools.

Why I Built This

Here’s the honest version: most salespeople are still doing things the hard way. Manual follow-ups. Spreadsheets pretending to be a CRM. Zero systems for staying in touch with the people who already paid them. And then they wonder why the next agent, the next advisor, the next rep walks in and takes their lunch.

I was already using Mailbox Power for my sphere. I picked up Lead Cruncher for probate leads. Then Dubb turned video email into something I could actually keep up with, and Dubb AI took the follow-up off my plate entirely. When I put them together, my pipeline got deeper and my past clients started sending me business without being asked.

That’s when I realized this wasn’t just my toolkit. It could be anybody’s.

So I put it in one place and wrote it down straight. If a tool doesn’t earn its keep, it doesn’t belong here. That’s the whole standard.

What I Believe About Selling

Show Up First

The person who makes contact first wins the large majority of the time. Speed beats polish. That’s why Dubb AI runs while I sleep.

Follow Up Until

Most deals die because the salesman got busy, not because the prospect wasn’t interested. Automation removes “I forgot” from your vocabulary.

Stay in the Room

Your best client will forget you inside six months if you let them. A card on the fridge beats an email in the trash every time.
